Managed co-hosting, backed by our hospitality team
We co-host (hospitality team). AI replies 24/7; includes human intervention by our hospitality team during business hours, with emergencies escalated for priority response.
Remote co-hosting runs inside the host’s account; the host stays payee. Availability and fee model depend on the property state; check below. Price changes require owner approval; we never hold guest funds.
SF Bay Area: outside SF city unless the home is a registered primary residence. SF city unhosted stays are limited to 90 nights per year; save the registration number during onboarding.
Short-term and vacation rentals only (stays under 30 nights)
Percentage fees apply only to eligible Co-Host Pro properties. Assist uses a fixed monthly fee per listing, ministerial tasks and host publishing; no Airbnb payout split. Pro fees use accommodation payout after the platform host fee, excluding cleaning, taxes and deposits. Software subscriptions such as Host and Autopilot have their own flat monthly prices.
Loading availability. Unknown locations use flat monthly Assist fees with host publishing.

Remote co-host vs local co-host
Remote coordination can cover agreed messages, scheduling and handovers. Physical access, inspections and urgent repairs need a named local responder. Confirm availability and escalation responsibilities for your property; remote support does not imply an on-site visit.
Percentage vs flat fees
A percentage depends on the contract’s revenue base; a flat fee makes the service charge predictable but may exclude extra work. Compare minimum fees, setup, cleaning, callouts and software separately. See the existing fee guide and calculator.
For managed co-hosting vs property management, compare the work and authority delegated. The host stays payee, and property-state availability determines the eligible service. An Airbnb invitation does not establish that a service is permitted locally.
