Cohost BnB vs Hospitable: which actually pays for itself in 2026?

If you have more than two listings, the property management software you choose is the second-largest line item on your P&L (right behind cleaning). So when you’re staring at Hospitable’s pricing page and ours, you’re not really picking software — you’re picking a margin.

Let’s do the comparison the way an indie host would.

The TL;DR

Cohost BnB ProHospitable Smartbnb
Base price$59/mo flat$40/mo for 1 listing
Per-additional-listing$0 (covers 10 listings)$22/mo each
AI guest repliesIncluded, unlimited$10/mo add-on, capped
Direct booking siteIncluded$20/mo add-on
Smart pricing engineIncludedRequires PriceLabs ($20–60/mo)
5-listing total$59/mo~$130/mo (base + add’ls + AI add-on)

That’s a 55% reduction at 5 listings — which we’ll show below is the most common indie portfolio size.

Why Hospitable made sense in 2019

Hospitable (formerly Smartbnb) was the first cohost platform to actually nail message automation. Their template engine and trigger logic were ahead of the field for years. That’s why they have brand recognition with hosts who’ve been around since the pre-pandemic era.

But the pricing model was set when LLM-based AI replies didn’t exist. They had no choice but to charge per-listing, because every listing required hand-tuned templates that their support team helped you build.

That’s not the world we live in anymore.

Why per-listing pricing breaks at scale

Run the math on a 10-listing portfolio:

That’s $189/month — $2,268/year — back in your pocket. For an indie host running 10 doors at 60% occupancy averaging $180 ADN, that’s roughly half a month of revenue from one door, recovered every year, just by switching the SaaS layer.

This is not because we’re losing money on you. It’s because LLM-driven message automation has a fixed cost per host, not per listing. Hospitable’s pricing is locked in to a 2019 cost structure they can’t easily walk back without cannibalizing their own renewal book.

Where Hospitable is still better

We’ll be honest about three things:

  1. Direct integrations with niche channels. Hospitable has been integrated with Vrbo and Booking.com longer. We sync the same channels but you may hit a quirk we haven’t seen yet — open a ticket and we’ll fix it within 48 hours.

  2. Brand familiarity with PMs. If you’re a property management company pitching owners, “we use Hospitable” is a recognized brand. “We use Cohost BnB” requires you to explain it for the first 6 months. (Ask us about white-label Agency tier if this matters.)

  3. Larger user community. Hospitable has 8 years of head start. The Reddit / Facebook user community is bigger.

If those three things outweigh $2,000+/year for you, stay on Hospitable.

Where Cohost BnB is decisively better

  1. AI replies that actually respond to context. Hospitable’s AI add-on is template-fill on top of LLM. Ours is a Claude/GPT-4-class model with full conversation memory across the booking lifecycle. The difference is night and day on edge cases — late check-ins, refund disputes, multi-night extensions.

  2. Smart pricing without paying PriceLabs. Built-in pricing engine, calibrated nightly against comp set. Hospitable still requires you to subscribe to PriceLabs ($20–60/mo per portfolio) on top of their software fee.

  3. Owner mobile app actually works. We rebuilt the iOS/Android app from scratch in 2026. Push notifications fire within 3 seconds of new bookings. Hospitable’s app is a wrapper over their web dashboard.

  4. Flat pricing. This is the biggest one. You can scale from 1 to 10 listings without thinking about your software bill.

How to migrate (if you decide to)

We built a one-click Hospitable importer. It pulls:

Migration takes ~10 minutes. We pause your Hospitable account at the end of your billing cycle so you don’t pay both. If you decide to go back inside the first 60 days, we’ll re-export everything to Hospitable’s CSV format for free.

Bottom line

If you have 1 listing and you’re optimizing for “the brand my CPA recognizes,” Hospitable is fine.

If you have 2+ listings and you’re optimizing for margin, Cohost BnB Pro at $59/mo flat is the cheaper, AI-first answer.
