Airbnb co-host fee calculator: your co-host's % vs flat software

A co-host's percentage is the biggest line on most owner statements. Put in your monthly booking revenue, what your co-host charges and how many properties you have; the table shows the co-host's fee next to CoHostBnB Autopilot, the software you or your own team run, at a flat monthly price. Airbnb's own service fee is separate and applies either way.

Your co-host fee vs flat software

Airbnb's service fee, for reference

  • Autopilot: $39/mo flat for 3 properties, +$12 per extra property.
  • Software only: a flat subscription, never a percentage of your bookings.

  • Split fee (being phased out): most hosts pay 3%, guests 14.1% to 16.5% of the booking subtotal.
  • Single host-only fee (mandatory going forward): most hosts pay 15.5%, others typically 14% to 16%.
  • Airbnb's service fee is separate from what you pay a co-host.

What the flat price covers

CoHostBnB is software, not a co-host: it drafts every guest reply in your voice, builds templates for each channel's own scheduled messages, syncs calendars across channels and, on Autopilot, sends through your own Hostaway or Guesty account under rules you set. Someone still has to clean, check in and fix things; a co-host's fee covers that work and our price does not. If you want full-service management, our partner property managers run this software and set their own fees.
